Our inspectors have decades of experience in property maintenance. They will use this knowledge to visually assess and report if the property is safe, secure and functional.

Minimum Housing Standards Inspector | MHS Inspect

Step one: Our experienced inspectors will inspect the Property

Once you’ve booked a Minimum Housing Standards inspection with us we will arrange everything for you, liaise with the tenant and in only a matter of days our inspector will conduct a visual inspection of the property.

For the inspections, MHS Inspect have developed a bespoke digital application that is used on the inspector’s mobile phone. The visual inspection specifically focusses on the prescribed requirements of Schedule 5A of the RTRA Regulations 2009 that has two parts.

Part 1 of the standard considers the safety and security of the property and in general terms our inspectors will visually check for the following:

Safety is a fundamental aspect of the standards, and is always one of the first considerations that the inspector will make during the inspection.

Weatherproof and Structurally Sound

Our inspectors will ensure the property is weatherproof, structurally sound and in good repair, such that it is safe and habitable.

Fixtures, Fittings and Kitchen Functionality

The fixtures and fittings, including electrical appliances must be in good repair and not likely to cause injury to a person through their ordinary use.

All external windows and doors that could be reached without a ladder need to have functioning locks or latches.

The property must be free of vermin, damp and mould, unless it is related to the tenants activities (whereby it is their responsibility).

The property must have privacy coverings in all rooms where tenants would reasonably expect privacy. Unless that line of sight is effectively and continually obscured.

Part 2 of the standard considers the reasonable functionality of the property. Our inspectors visually check for the following:

Bathrooms and Toilets Functionality

Bathrooms and Toilets must have privacy and be functional and an effective means of waste disposal.

Plumbing, Drainage and Laundry Functionality

Adequate Plumbing, Drainage and Laundry functionality needs to be provided and connected with hot and cold water (suitable for drinking).

Step Two: Our comprehensive findings report goes further than others

After the Minimum Housing Standards inspection is complete our inspector will review the information and produce a comprehensive findings report which will state if the premises is compliant with the standards or not.

If not, any issues will be clearly identified as a Fail (Non-Compliance) or Review Needed. A review will have a recommendation or suggestion that another specialist/licensed trade check the inspection findings before the report is issued (subject to approval of any additional expenditure). This may require a specific additional inspection.

After identifying a Fail we risk assess it so you know its degree of severity and likelihood of occurrence. Next, we make recommendations for repairs and rectification that along with prioritization allows you and your landlord to plan maintenance works and expenditure much more effectively.
